Every rented property with a gas appliance needs an annual safety check by a Gas Safe registered engineer, and the certificate, still commonly called a CP12, has to be renewed every 12 months without a gap. We check the boiler, any gas fire, and the cooker if it’s included in the tenancy, testing for tightness, ventilation, flue performance and correct operation of safety devices.
We work with several letting agents across Rotherham and Sheffield and can go straight to the tenant to arrange access rather than routing everything through you first, usually the slowest part of getting this done on time. Certificates are emailed within 24 hours of the check, and we’ll flag the renewal date so it doesn’t creep up on you.
If a check turns up an issue that needs fixing before we can certify the property, we’ll quote on the spot so it doesn’t turn into a second visit. Prices start from £65 per property, less if you’ve got several on the same street or block.
